The best place to start is with the decision to obtain your "Loan Pre-Approval." It's not as complicated as you may think, because I will walk you through the process. It's important to understand that in today's real estate environment, you must be pre-approved with you loan before you can make an offer on a home. Sellers (which may be either the home owner or a bank) want to be sure they are working with a buyer that is qualified to purchase the home.
You also want to know what you are qualified to purchase. In addition, it's equally important to know that what you qualify for is also in your comfort range for a payment. You may be surprised to learn that these can be very different.
This is when we have a serious discussion. I'm working for you and will take the time to make sure you understand the process and are kept informed as well.

The following is the paperwork that you will need to supply for your loan pre-approval:
1. W-2's for 2009 and 201
2. One month most recent pay stubs
3. One month most recent bank statements (checking, savings, mutual funds)
4. Clear copy of driver license
5. Two year work history: Employer, address, phone, job title, start date
6. Permission to order your credit report.

Once you have gathered this information, please fax (619-722-6139), e-mail, or mail the copies to my attention. Once I receive the information I will input your information into a loan application format and contact you to discuss your loan options. Once we discuss your loan options, questions and concerns, I'll work on your loan to obtain your loan pre-approval.
Once we have loan pre-approval you are ready to go shopping for your new home.
Now one more question...how long does it take? Let's just say asap - or approx. 24 -48 hours from the time I receive your documentation listed above.
